If you have a property to sell, I can manage both the sale and search for you, managing the timing of both to maximise your buying power without exposing you to any unwanted pressures. Combining the two transactions can be fraught with problems and pitfalls, so without tight management the result can be in frustrating fall-throughs, delays and unforeseen costs.

I can provide a complete search whilst handling all aspects of your sale, so you just have one point of contact that you know is working solely for you and not pressured by management targets. I can usually negotiate with the selling estate agent on their fee which can be a huge saving and can often cover both aspects of this service to you. 

Below is an example of some of the elements I can provide, freeing up your time and reducing stress with the knowledge you have a seasoned property professional protecting your interests:

• Arrange valuations with local estate agents
• Negotiate a favourable fee to help cover my fee so you will pay even less for teh whole service
• Oversee all aspects of the property details, description, floor-plans, marketing and feedback
• Liaise with agents regularly on marketing updates and viewing feedback
• Collate feedback and advise on any changes needed to enhance the property's appeal
• Receive and discuss all offers with agent and establish buyers position, finance, motivation etc (at all stages I will liaise with you and will obviously not instruct any action without your prior consent)
• On accepting an offer, I will liaise with the agents, solicitors, surveyors and professional bodies to ensure a smooth and speeding exchange of contracts
• If your onward purchase is dependant on your sale, I will ensure that the two processes work in harmony and you never risk becoming homeless or stepping off the property ladder
